Below is the leasing process we follow when we take a "task" from a landlord.

Inspection of the property

First things first. Without a proper inspection, we can't set up steps to ensure the best deal for you. Our highly-experienced and friendly team will inspect your property first, and then work on making a plan to rent it out or sell at the best possible price- the one you want. The inspection also gives us a competitive advantage of repairing or renovating the property before marketing it to earn the most from it.

Repair or Renovation of the property

If your property needs any kind of repair or renovation work, we have a strong team of professionals, technicians and handymen to do the work for you. Alternatively, you can hire those professionals on your own and have your work done. Either way, you have the freedom to choose. Our experience shows that some inexpensive and simple repair and renovation work can increase your property rent or value significantly.

Determine the market value

Once we inspect your property, the next thing we do is determine the market value of your property. We do so with our top-notch consultants from the industry. We also judge the neighbouring properties to get an even better estimation and the idea of your property value. We do thorough research on your property to determine its market value.

Marketing of the property

This is a step that needs professional experience. We know how to best present your property and do the marketing to earn the best value of it for you. We do the photoshoot or collect pictures of the property from you, and then use detailed descriptions of the property so that your property stands out. We do the marketing of your property over a range of online and offline platforms.

Showing the property to prospective clients

Yes, once again we do the job for you. We show the property to prospective clients and we handle the scheduling. We send you the feedback on these events. Scheduling and showing the property to clients can be tiresome and frustrating. With us, it is hassle-free and totally convenient.

Selecting the best client

At times, we do background checks, credit and eviction checks and the employment status of the prospective buyers or renters of your property within the legally permitted boundaries. This client screening check process enables us to suggest to you "good clients" to whom you can sell or rent your property without worrying much. We also can conduct landlord reference checks and calls to have things transparent all the time.

Application and Documentation

In this step, we complete the tenant agreement (or other important agreement papers) and complete the necessary documentation. We involved you in this state so that you are happy with the documentation and clauses of the agreement.

Rental/Lease agreement execution

We let the renter (or the buyer) and the landlord review the agreement and other necessary documents and then encourage them to meet either face-to-face or remotely (online) and complete the rental or lease process.

Lease Renewal

If the landlord and the tenant agree to renew the agreement, we help both of them with that. We make sure the desired criteria are added/removed/changed, rent amount is adjusted/increased and other necessary changes are made before we call you to renew the agreement.

These are pretty much the main steps and/or processes we follow at Bismilla Property to complete a property lease. However, there are so many small and tiny things that come in between that we also handle professionally. With us, you are in safe hands.
